The Selling Process

Every successful sale starts with a clear, informed plan. At Salt Property, we guide you through the entire process with transparency, expertise, and genuine care.

01/

The Legal Stuff

In NSW, it’s a legal requirement to have two key documents before a property can be advertised or discussed with potential buyers:
• A contract for sale, prepared by your solicitor or conveyancer.
• A signed agency agreement with your chosen real estate agent.

02/

Prepare your Home

This is when we encourage you to de-clutter/ de-personalise the home, complete repairs/ maintenance, painting, cleaning and get quotes/ advice on styling.

03/

Communication is key

Once you have engaged Salt Property, we create a Whatsapp group with you and our team as your central hub for all communication throughout the sale. This ensures everything is documented in writing for clarity, with all updates, questions, and decisions in one easy-to-access place.

04/

Salt exclusive phase

This phase of marketing only requires a minimal investment covering essentials like photos, floorplan, script writing, and either a building & pest or strata report. From there, we launch on our Salt Property website and tap into our powerful social media reach and buyer-matching database to generate targeted ‘pre-market’ interest with qualified buyers.

05/

Phase Two Marketing

This is the stage where your property is officially launched to the broader market. We list it across major external platforms like realestate.com.au and domain.com.au to maximise exposure of your property. From launch, we schedule regular open homes and private inspections, continuing consistently until we achieve a result that meets your expectations.

06/

Offer Accepted

Once an offer is accepted (outside of auction), your legal representative will manage the contract exchange and coordinate with all parties through to settlement. Legally, we require all offers to be submitted in writing before they can be formalised and presented for acceptance.

07/

DEPOSIT & EXCHANGE

Once an offer is accepted, a deposit is received and contracts are signed by both parties. Contracts are then exchanged under one of three conditions: with a cooling-off period, unconditionally, or under auction conditions. Your legal representative will guide you through this critical stage to ensure everything is handled correctly.

08/

SETTLEMENT

A pre-settlement inspection occurs as close to settlement as possible, allowing the buyer to inspect the property one final time. Once satisfied, the buyer pays the final amount and keys are handed over on settlement day. Your property sale is now complete!
